Everyone tells first-time buyers to look at Austin and brace for disappointment. The city's reputation is Mount Bonnell views at $2.2 million and Westlake at $1.7 million, and if that's the only Austin you've seen, it's fair to assume you've been priced out before you started. You haven't. Austin has 102 distinct neighborhoods, and a meaningful number of them sit well under the city's $543,000 median — you just won't find them by searching "Austin real estate," you'll find them by searching neighborhood by neighborhood, which is the whole point of this guide.

Scofield Farms is a well-established North Austin community near The Domain tech corridor — solid schools, low crime, and a location that's appreciated steadily as the northern employment center has matured around it. Easton Park — Best for New Construction

Easton Park is one of Southeast Austin's fastest-growing master-planned communities — new construction, family-friendly amenities, and a price point that brings the broader Austin lifestyle within reach without the compromises that usually come with "affordable." If you specifically want a new-build over a resale, this is the pick.

South Austin — Most Walkable

Median price: $274,000 · School rating: 5/10 · Crime grade: B · Walk Score: 30

South Austin's broader catchment area delivers affordable homes south of the action — proximity to 78704's energy without the 78704 premium, for buyers who want the South Austin ethos at a working person's price. It's the most walkable neighborhood on this list, but the school rating is the lowest of the five, so weigh that against your own priorities before you lead with this one.

What to Avoid

⚠️ Don't let "median price" talk you into skipping the school and crime numbers. Austin has neighborhoods well under $150,000 — Mueller-adjacent pockets and parts of North Burnet, for example — where the low price is doing exactly what it looks like it's doing: reflecting a lower school rating and a weaker crime grade. That math works for some buyers. It's a bad surprise for a first-time buyer who assumed "cheap" meant "hidden gem" without checking why it's cheap.
⚠️ "Close to downtown" isn't automatically better. South Austin's shorter commute looks great on paper next to Goodnight Ranch, but that difference is buying you a 2-point drop in school rating and a full crime-grade step down. Neither answer is wrong — they're just different trades, and you should be the one making that trade.

What First-Time Buyers Get Wrong

The single biggest mistake I see first-time buyers make in Austin is assuming the down payment is the whole hurdle and forgetting closing costs stack on top of it. Texas offers real help here that most first-time buyers never look into: the Texas Department of Housing and Community Affairs' homebuyer assistance programs can provide down payment and closing cost assistance for eligible buyers, structured as a percentage of your loan amount. Income limits and eligibility vary by program and county, so it's worth a direct conversation with a lender before you assume you don't qualify — plenty of buyers who think they're just over the line find out they're not.

If you want the best combination of price, school quality, and safety without a specific tradeoff you have to think hard about, start with Goodnight Ranch. If schools are your top priority and you can stretch to $325k, Scofield Farms gets you the best rating on this list. Either way, don't let Austin's luxury reputation talk you out of looking — the data on 102 real neighborhoods says otherwise.
